What Is a Debt-to-Income Ratio (and Why It Matters More Than Your Credit Score)

Your credit score gets all the attention, but lenders looking at a big application — a mortgage especially — care just as much, often more, about a number your credit report doesn't even show: your debt-to-income ratio, or DTI.

What DTI actually measures

DTI is your total monthly debt payments divided by your gross (pre-tax) monthly income, shown as a percentage.

Example: if your minimum debt payments (rent or mortgage, car loan, student loans, credit card minimums) add up to $2,000/month and you earn $5,500/month before taxes, your DTI is 2,000 ÷ 5,500 = 36%.

Why lenders care more about this than your credit score

A high credit score shows you've paid debts on time in the past. DTI shows whether you can realistically afford a new payment on top of what you already owe, right now. You can have a 780 credit score and still get declined for a mortgage if your DTI is too high — the math simply doesn't leave room for another payment.

What counts as a "good" DTI

  • Under 36%: generally considered healthy by most lenders across loan types.
  • 36–43%: still workable for many loans, especially with strong credit or savings.
  • Above 43–50%: the ceiling for most conventional and FHA loans, and only reachable with compensating factors like a high credit score or cash reserves.

Guidelines vary by loan type: conventional loans often cap around 36–45% (up to 50% through automated underwriting in some cases), FHA loans typically allow a bit more room with strong compensating factors, and most lenders still lean on the classic 28/36 rule of thumb — housing costs at or under 28% of gross income, total debt at or under 36%.

How to lower your DTI

There are only two levers: increase income, or decrease debt payments. On the debt side:

  • Pay off or pay down a small loan entirely — eliminating a $150/month car payment moves the needle more than paying down a larger balance without eliminating the payment.
  • Avoid opening new credit or financing purchases (furniture, electronics) before applying for a mortgage or major loan.
  • Refinance high-payment debt into a lower monthly payment, if the total cost still makes sense.

Why this matters even if you're not buying a house

DTI isn't just a mortgage number. Landlords increasingly check it, some employers factor it into certain financial-sector background checks, and it's a genuinely useful gut-check for your own finances — if your DTI is creeping toward 40%+, that's a signal to slow down on new debt before a lender has to tell you the same thing.
